The purpose of the direct sale is to dispose of surplus real property. The property offered for sale and shall be sold for cash only terms "AS IS, WHERE IS." ADOA does not warrant the condition of the real property. Due diligence is the exclusive responsibility of the proposed purchaser. ADOA cannot sell the property for less than the amount of the lowest appraisal plus related sale expenses.
